This lovely fortified farmhouse has almost completely been renovated according to the highest standards and respecting the authenticity of its characteristics and original details dating back as far as the late middle ages. The farmhouse is surrended by a landscaped garden (3000m2) at the east, south and west where it has a beautiful overview over the hills of the southern Morvan, a natural reserve in the heart of Burgundy, centrally located inFrance. 

The farmhouse is accessible from the street by a typical French gravelly courtyard with its remarkable linden tree. The courtyard is exposed to the south and surrounded by a stone wall and hedges giving privacy without being excluded from rural live. The courtyard gives access to the farmhouse by a door onto the scullery (buanderie), and a second door giving access to the diningroom. The front of this facade and both outdoors are covered by a canopy of panes of glass from about 20m2 which allows you to enjoy already mid summer evenings while listening to the relaxing sound of the crickets. The third door on the east side of the farmhouse gives acces to the livingroom. 

Groundfloor (95m2) 
Entering the manor by the scullery (16m2) with original french terracotta tiles (tommettes) you have access to a laundry room, a toilet, the kitchen and the original four à pain (bread oven) which has been built inside the small tower from the 16th century which is connected to the house. All these floors have original French terracotta tiles (tommettes). The kitchen (14m2) has a big window which gives an overview of the Burgundy hills at the west side. The kitchen has all regular kitchen equipment like a gas stove and a fridge. The open kitchen communicates with the dining room. The diningroom (30m2) has an oak floor, a big beautiful fireplace in which a wood stove can be placed, a french style ceiling (plafond à la française) and an outside door giving direct access to the gravelling courtyard. From the diningroom you have access to the livingroom (35m2) partly covered with original french stones (dalles) and its very beautiful morvandelle mantelshelf. The polyflam installed in the mantelshelf gives the delightful fire and charming heat of a real open fireplace and at the same time the option to continue heating the house by using the polyflam as a stove. Again with a beautiful plafond à la Française. From the livingroom you have access to the first floor by an staircase. 

First floor (90m2) 
The bright landing (30m2) on the first floor gives acces to two bedrooms on the south side of the farmhouse, one of 11m2 and the other one of 14m2. On the other side of the landing you have access onto a small landing in the former attic in which we have created two bedrooms and a bathroom; a lovely and bright parental bedroom of 16m2 with-built in closet of 3.5m2 and a smaller bedroom of almost 12m2. The bathroom is modern and efficient and has a (second) toilet, a douche cabin and a dressing table both with travertin sinks. 

B&B or Chambre d’hôte 'La rose rouge'. 
The B&B (38m2) is located under the same roof as the house and has two separate and independant entries; one at the east and double doors at the west side which gives access to the terrace of 12m2 and a magnificent view of the rural Morvan. The floor has been covered partly with original french tiles (tommettes) and partly with an oak floor. The B&B has been renovated to the highest standards and respecting the authenticity of its characteristics. It also includes a kitchenette, toilet and luxury bathroom of almost 7m2 including balneo bath for two persons and a walk-in shower. The B&B can of course also be used as a guestroom for friends or family, giving them full privacy.

Heating 
The farmhouse is easily to be heated and is mainly heated by central heating (oil), except for the two bedrooms in the former loft and the B&B which are heated by electric heaters. In addition, the dining room can be heated by a wood burner stove too and in the living room there is this remarkable morvandelle fireplace with the polyflam. On top of that, the dining room, the kitchen and the bathroom have floor heating. 

Barns and stables offering great potential 
The property has a large barn of 23 by 6 meters (external dimension), consisting of the barn itself, a stable suitable for 2 horses, and a henhouse. Next to the barn exists two stables : one for pigs and the other one meant for hens at the time. The main building and the barn are connected by a 23m2 cowshed. 

The farmhouse has a vaulted cellar, dry and drained, which is located below the guest room (B&B). Private water well. Completely new sanitary installlation connected to a private purification installation (Fosse sceptique) from 2009. Electrical installation largely renewed.
